Wendy and Miguel have lived with their two dogs and cat in their cozy 1 bedroom / 1 bath apartment in Hialeah for several years.  They both work in education in Broward County and were considering relocating.  But after looking around at other neighborhoods, they decided they would get more value for their money with a quick inexpensive renovation of their condo.

When Wendy contacted Orange Home to discuss their needs, she noted that they had installed new cabinets and appliances in the kitchen, but nothing else in the 1970’s era apartment had been updated in the last 10-15 years.  They wanted to remodel the bathroom and update the kitchen, living room, dining room and bedroom of their home with new floors, doors & trim, lighting and paint.  And they wanted the work done in three weeks with a budget of $20,000.  Quite a challenge, but at Orange Home, we believe you don’t have to spend a fortune to have good design and quality.


As you can see from the before photos below, the apartment had 2 large mirrored walls and wallpaper on several others (1970s!), older ceramic tile, an outdated bathroom, and in general needed to be cleaned up and modernized.


In order to meet the tight budget, we recommended some cost-savings approaches which nevertheless had a high impact on the final outcome of the project.  For example, rather than removing and installing new tile, we recommended laying luxury vinyl plank over the existing.  And instead of replacing an unused door from the bedroom to the bathroom we closed it off to not only save money but provide more space for hanging towels. 

The demo, prep and rough-in phases of the project included:

  • removing the existing vanity, toilet, bathtub and bath tile
  • demoing the mirror on walls and wall paper, and refinishing walls
  • laying DuraLux Performance Signature Hickory luxury vinyl plank over the existing tile floor throught the apartment
  • replacing the bedroom and bathroom doors with single panel shaker style
  • installing new wide panel plantation bifold doors for the four closets 
  • closing off door between bedroom and bathroom
  • installing new modern, clean design 5″ baseboards and 3″ door moldings

You can see photos of the progress below.  The project went smoothly, despite a couple of the typical problems you have in all remodels.  In this case, we found some molded drywall behind the mirrors, which we replaced, and the main water valve sprung a leak.  Replacing that was a hassle since it had to be scheduled with the condo association, but finally all went well.


As you can see from the photos below, the house has a cleaner, lighter modern look.  The floor is warm and inviting, and the trim and fixtures are modern and simple and the feel is more pleasant.  The finishing phase and materials of the project included:


Working with Wendy and Miguel was a pleasure.  Wendy was very organized and helpful in identifying materials that helped us to meet her budget.  Then when the coronavirus pandemic hit, we coordinated carefully to finish the project while working safely and responsibly.  In the end, though we did go slightly over budget, we successfully completed a quick and inexpensive condo renovation.  Most importantly, Wendy and Miguel are very pleased with their new space, which in the end is our goal at Orange Home.
